Fixed-rate mortgages generally use Canada’s semi-annual compounding convention, converted to the selected payment frequency. Entered rates are illustrative, not lender offers.
An eligible mortgage with less than 20% down may include an insurance premium in the financed principal. Québec insurance premium tax is payable separately: 9% on premiums paid in 2026 and 9.975% starting January 1, 2027.
A five-year term rarely pays off a 25-year mortgage. The calculator estimates your balance at renewal to make future-rate scenarios easier to understand. Full-amortization interest assumes unchanged rates.
Accelerated biweekly payments are usually half a monthly payment, paid 26 times a year. They can reduce principal and total interest faster, depending on prepayment privileges and mortgage terms.
For loans subject to federal qualifying rules, the reference rate is generally the higher of 5.25% or the negotiated interest rate plus two percentage points. This is not a pre-approval; lenders also review income, debts, credit and other criteria.
An illustrative qualifying rate will appear after you enter valid numbers.
