Mortgage stress test in Canada: qualifying rate and calculation
For mortgages subject to federal rules, the qualifying reference rate is generally the higher of 5.25% and the negotiated contractual rate plus two percentage points. For example, a 4.50% contractual rate leads to an indicative 6.50% qualifying rate; 2.75% leads to 5.25%.

Which interest rate is used for the stress test?
For mortgages subject to federal rules, the qualifying reference rate is generally the higher of 5.25% and the negotiated contractual rate plus two percentage points. For example, a 4.50% contractual rate leads to an indicative 6.50% qualifying rate; 2.75% leads to 5.25%.
Why does the stress-test payment differ?
A lender tests whether a borrower could withstand a higher rate. The simulated qualifying payment is not necessarily the amount charged under the contractual mortgage rate.
What else determines mortgage qualification?
Income, existing debt, housing costs, debt-service ratios, credit and lender policies still apply. Special cases include some mortgage switches, renewals and lenders outside federal regulation. This calculation is not a loan approval.

A practical comparison to make
Federally regulated banks generally use the higher of 5.25% or the negotiated rate plus two percentage points. That rate alone cannot establish borrowing capacity: income, debts, credit and housing expenses still matter.

This is not a complete gross/total debt service calculation or preapproval. Income, debts, property tax, heating, credit, and lender type still affect eligibility.
